Is the cheapest agent commission the best?

While a low commission may sound appealing, it isn't the best basis for choosing a real estate agent. There are several reasons not to focus on price alone, and why other qualities matter just as much — or even more:

  1. Quality of service and expertise: A cheap commission can sometimes mean the agent doesn't have the resources to offer a comprehensive service — professional marketing, high-quality photography, or thorough viewings. A higher-quality agent can deliver a better outcome on your sale, for example through a higher sale price or a faster time to close.
  2. Local knowledge: An agent's deep understanding of the local market is critical. Local expertise helps with pricing and targeting marketing correctly, which can lead to faster and more profitable sales.
  3. Marketing capability: The marketing channels and strategies an agent uses are key to attracting the right buyers. A professional agent can leverage a range of channels — digital marketing, social media, and networks — which builds interest in your property. A cheaper agent may cut these costs, which can hurt your exposure.
  4. Negotiation skills: A good agent knows how to negotiate with buyers and advocate for the seller's interests. This can significantly affect the final price and terms. A low-cost agent may not be able to invest enough time in this area, which can lead to weaker outcomes.
  5. Customer service and communication: A good real estate agent keeps the seller informed at every stage of the process and responds quickly to questions or concerns. Personal service and strong communication make the sales process smoother and reduce stress.

While the commission is an important factor, it alone doesn't guarantee the best possible sales outcome. Comprehensive service, local knowledge, and professionalism can often deliver more value than a low fee.
