Terms of Use
1. Service Provider
This service is operated by Tredec Oy (Business ID 3388019-8). These terms apply to the kodinmyynti.fi website and to the contact requests ("leads") submitted through it. In these terms, "Kodinmyynti" or "we" refers to the service provider, and "you" to the user of the service.
By using the service or submitting a contact request, you accept these terms. The processing of personal data is governed by a separate privacy policy.
2. Description of the Service
Kodinmyynti.fi forwards the details submitted by a home seller to real-estate agents so that the seller receives competing offers for their property. The service is free of charge for the seller and does not oblige them to choose any agent.
We are not a real-estate brokerage and we are not a party to any agreement between the seller and the agent. The service does not guarantee the sale of the property, any specific price, or any commission level.
3. Distribution of Leads
Each lead we receive is distributed to at most four (4) different real-estate agents so that offers can be obtained. Agents are selected on the basis of the property's location and type. We share only the information necessary to make an offer (minimum-necessary principle).
We do not guarantee that a distributed lead will result in an offer or an agreement.
4. Lead Quality and Complaints
Principle. We charge only for valid leads. A lead is valid when the property details are correct and contact with the home seller is possible. If a lead is defective, the agent has the right to complain as follows.
An accepted complaint results in a replacement lead or a credit, at Kodinmyynti's discretion.
Complaint window. A complaint must be submitted within 14 days of the lead being delivered. After that, the lead is deemed accepted and no longer eligible for review.
Grounds for a complaint are limited to the following:
- Contact details do not work: at least three contact attempts have been made on three different days at reasonable hours without response, or an email sent to the address has bounced more than once.
- Property does not exist: there is no property at the stated address, or the address is clearly invalid.
- Duplicate lead: the same lead has already been delivered to the same agent from the same request.
- Missing consent: the home seller states they did not submit the request or did not consent to their details being shared.
Conditions for a complaint. The agent must be able to demonstrate its contact attempts (e.g. call timestamps or a bounced email). A single unanswered contact attempt does not by itself entitle the agent to complain.
A complaint is excluded where the lead has already led to contact, an offer, or an agreement between the seller and the agent. In that case the lead is deemed successful.
Prevention of abuse. Kodinmyynti will reject a complaint if it relies on fabricated, recurring, or systematic grounds. Where complaining is abused, we reserve the right to suspend credits and to terminate the collaboration with the agent.
Complaints are submitted by email to info@kodinmyynti.fi, together with the lead's identifying details.
5. Agent's Obligations
Before any leads are delivered, the parties enter into an agent agreement in which the agent defines the property types and target area they wish to receive. Kodinmyynti delivers only leads that match this agreement.
The agent undertakes to treat the received details confidentially and in accordance with data-protection law, to use them solely for a proper follow-up to the lead, not to send unsolicited marketing, and to observe good brokerage practice.
6. Limitation of Liability
The service is provided "as is". Kodinmyynti is not liable for the agent's business revenue, for risks related to the commercial use of a lead, or for indirect damages. Our aggregate liability for a delivered lead is limited to the fee charged for that lead.
7. Governing Law and Dispute Resolution
These terms are governed by the laws of Finland. Disputes are resolved primarily through negotiation. Failing agreement, the District Court of Tampere has jurisdiction.
8. Changes to These Terms and Contact Details
We reserve the right to update these terms. The date shown at the top of the page indicates the current version. Material changes will be communicated via the service.
